WHAT  INFORMATION  WILL  BE NEEDED  FOR  THE  LOAN  APPLICATION ?

Anything you submit over our website or deliver to us is fully secure, and we never, ever share it with anyone except by permission. In order to complete an application and close your loan transaction, please gather and be prepared to provide copies of the following items for each borrower on the loan (to the extent applicable).

FOR ALL LOANS:

 

Borrower & Co-Borrower  ID  (page 1)

  • Social Security Number.
  • Copy of Photo ID
  • If you are not a US citizen, provide a copy of your green card (both sides)
  • If you are not a permanent resident provide a copy of your H1 or L1 visa.

Employment History  (page 1-2)

  • Enter current Employer, address, employment dates, phone num and salary.
  • Enter previous Employer if  < less than 2 years at current.
  • Current month's pay stubs (cover 30 days)
  • Last 2 years' W-2 forms.
  • Note: Only enter Part-Time employment if at least 2 years w/ same Employer.

Check and Savings Accounts and Certificates of Deposit  (page 2)

  • Name and address of bank accounts, account numbers and balances.
  • Last 3 months' statements for each account (include all pages).

Stocks, Bonds, and Investment Accounts  (page 3)

  • Brokerage name and address, description of stocks, bonds, etc.
  • Last 3 months' statements or copies of stock certificates (include all pages).

Cash Value Life Insurance Policies  (page 3)

  • Enter Cash value, name of insurance company, policy number, face amount.

Retirement Plans  (IRA, 401K, etc)  (page3)

  • Enter Approximate vested value of plan.
  • Last 3 months' statements  (include all pages).

Automobiles  (page 3)

  • Enter Make and model of automobiles, as well as their resale value.

Other Assets  (page 3)

  • Enter Market value of personal and household property.

Liabilities and Other Non-Mortgage Debt  (page 3)

  • Enter Creditors names, addresses, account numbers, monthly payments and balances.  Also, include all Alimony, Child support payments, etc.

OTHER INCOME INFORMATION YOU MAY NEED: 

If you're self-employed:

  • Provide (2) Two years tax returns, or profit and loss (P&L) statements, both company and personal if separate.
  • Current balance sheet and profit and loss statement if more than two months into the new fiscal year, signed by CPA.

You'll need two years' personal federal tax returns if you have income from any of the following:

  • Commissions (1099)
  • Overtime.
  • Bonuses.
  • Partnerships.  (K-1)
  • Rental Property. (Schedule E)
  • Trusts.
  • Notes Receivable.
  • Interest/Dividends.

If divorced or separated:

  • Complete executed Divorce Decree and settlement agreement.
  • Payment history of alimony/child support over the past 12 months, if it is a financial obligation.
  • If you choose to have this be considered as part of your income (you don't have to), be prepared to provide 12 months canceled checks or bank statements reflecting income deposits.

IF YOU OWN REAL ESTATE

·         Enter Address of Subject property and all properties owned, including monthly mortgage payments, real estate taxes and insurance amounts, monthly rent received, and current Value of your property.  (page 3).

·         Complete and attach  Schedule of Real Estate form if Four (4) or more properties owned. 

·         Provide Rental /Lease Agreements for all properties owned  < less than 2 years.

·         Provide a copy of your current mortgage statement

·         A copy of  your property Tax assessment statement.

·         How is the Title (Vesting) to the property held.

·         A copy of your Homeowner’s (Fire-Hazard) Insurance policy

·         A copy of the Home Owner’s Association (HOA) statement, if any.

 

If Applying for 2nd Trust Deed / Equity Line:

·         Provide a copy of the Loan Note on your first mortgage.

·         A copy of your Trust Deed

If you've sold your home but not closed:

  • A copy of the sales contract or printout of MLS listing. 

If you've sold your home, closed, and you will use the proceeds for your new down payment:

  • A copy of the HUD-1 Uniform Settlement Statement.

IF YOU RENT: 

  • Name, address and phone number of landlords for the past 24 months.
  • Download Verification of Rent form and give to your landlord to complete.

IF YOU ARE BUYING A HOME:

  • Purchase contract, include all counter-offers and amendments.
  • Names, Addresses of all Realtors, Attornies, and Escrow Companies involved.

If a source of your down payment is a Gift:

  • Name, address and relationship of donor.
  • Gift funds will be verified in both the donor and recipient's accounts.
  • Note: Not all loan programs allow gifts to be part of your down payment.
  • Attach completed  Gift Affidavit  form.
